This study examines urban land markets at a city-level and is concerned especially with identifying trends determinants and implications of residential real land price changes in the growing metropolitan city of Lucknow the capital of Uttar Pradesh State India. The study makes use of four sources of data on land price changes in fourteen peripheral urban settlements in Lucknow City (or Lucknow). The study begins with a discussion of the processes influencing urban land markets with a particular emphasis being placed on the role of state interventions in the land market. Attention then turns to recent developments in the urbanization of India and Lucknow City. The study identifies three land delivery agents in Lucknow s land market namely the private the public and the co-operative sectors. Following a discussion of the data sources and methodologies used in the study the major issues are then addresses. Trends in urban residential land prices are examined over the period 1970-1990 and the investigation focuses on the extent to which land prices have changed in real terms in certain specified residential areas on the periphery of Lucknow City.
